The five-year escalation: how a 13 percent step-up changes twenty years of income

The assured base does not stay flat. Every five years it rises by 13 percent. Here is the arithmetic, why it is written that way, and what it does to a twenty-year hold.

A return quoted as a percentage of your purchase price sounds static. In a Fine Acers agreement it is not: the assured base steps up by 13 percent every five years, for as long as the arrangement runs. It is written as a step rather than an annual index because a step is unambiguous, auditable and does not depend on any external measure that a party might dispute.

The arithmetic, in one paragraph

Take an illustrative property at 10 percent on a ₹1 crore ticket. Years one to five pay ₹10 lakh a year. From year six the base is 13 percent higher, so ₹11.3 lakh a year. From year eleven it is ₹12.77 lakh. From year sixteen, ₹14.43 lakh. Over twenty years the escalation adds roughly ₹43 lakh on top of the flat ₹2 crore the un-escalated return would have paid. The figures are illustrative arithmetic on the contractual rule, not a forecast of hotel trading.

What the escalation is not

It lifts the assured income base only. It does not set the buy-back price, which is a separate clause based on appreciated value. It is not an inflation index and it does not vary with occupancy. Keeping the two clauses separate is deliberate: one protects your income, the other protects your exit, and a buyer should read them separately.

Why it matters for a long hold

Most branded-residence buyers we meet intend to hold for ten years or more, often with a view to passing the asset on. A flat return quietly loses ground to living costs over that horizon. A stepped base does not fully remove that effect, but it changes the shape of the income line from a plateau into stairs.
