Behind the brand on the gate is a management agreement that runs your home as a business every day of the year. This is what the operator does, what it costs you, and why it is the reason the model works.
When a resort operator signs to run a branded residence, it takes on the whole of the hospitality business: distribution, pricing, staffing, housekeeping, food and beverage, maintenance and the brand standards audit that keeps the flag on the building. The owner’s job reduces to one thing: owning.
The work you never see
- Distribution: the unit is sold through the brand’s global reservation systems and loyalty programmes, not by you on a listing site.
- Revenue management: nightly rates move with demand, events and season, set by people who do this for a living.
- Operations: cleaning, linen, engineering, security and guest service to the brand’s standard, inspected by the brand.
- Capital upkeep: reserves and refurbishment cycles that keep the asset worth what you paid, and more.
What it costs you
In a sale-and-lease structure the operator’s costs and margin sit behind the assured return, not in front of it. You do not receive gross revenue and pay expenses; you receive the contracted return and the operator carries the trading. That is why the return can be written into the agreement in the first place.
Why the brand is named in your contract
A brand that appears only on the hoarding can leave. A brand named in the management agreement, with a term, cannot leave without consequence. Ask to see the term.
