What “assured returns” mean in a Fine Acers agreement, and what they do not

The words are contractual, not promotional. Here is exactly what is written, from which date it runs, how the base escalates, and the questions a careful buyer should still ask.

Investors hear “assured” and reasonably grow suspicious. The word deserves a precise definition, so here is ours. In a Fine Acers sale-and-lease structure the return is a contractual obligation written into the agreement you sign, at a stated percentage for the property you buy, and it starts from the date of your booking rather than from handover or from the first paying guest.

What is written

  • A percentage for the specific property: the portfolio band is 8 to 10 percent, and the figure for each property is stated on its page and in its agreement. Brand-level copy always says “up to”, because properties under one brand differ.
  • A start date: the date of booking. This is the single most important difference from a conventional holiday home, where the years of construction earn nothing.
  • An escalation: the assured base rises by 13 percent every five years, for the life of the arrangement.
  • An exit: a written buy-back at appreciated value, which is a separate clause from the return and is described in its own article on this site.

What is not written, and should not be

No document can make a hotel’s trading results certain, and Fine Acers does not claim otherwise. The assurance is a contractual undertaking by the developer, backed by an operating hospitality business and a titled asset. It is not a bank deposit, it is not insured by a regulator, and it is not a projection of what a guest will pay in 2031. Read it as what it is: an obligation you can enforce, secured by a property you own.

  • How is the return paid, to which account, and how often?
  • What happens in a year when the resort trades below the assured figure?
  • Can I see the agreement before I pay a token?
