How each safeguard works

Before you book

The three questions serious investors ask.

What if the resort has low occupancy or a weak season?

Your assured return (8–10% a year, your property’s own rate), from the date of your booking, is a contractual obligation of the operating entity under your sale and lease agreement — not a share of room revenue. Occupancy and off-season risk sit with the operator, not with you.

How do I exit, or sell before the lease ends?

A contractual buy-back after five years (minimum 25% appreciation). You choose: take the buy-back, keep holding, or sell on the open market — there is no lock-in. On a resale, the brand operating agreement transfers to the new owner so the assured-return arrangement continues.

What if the operator or brand changes?

Your freehold title is registered in your name and is independent of any single operator. Fine Acers operates the resort, and your assured return is a contractual obligation under your executed sale and lease agreement.
