The Family Call.

The Family Call is a dramatised Fine Acers explainer film in which three fictional cousins compare a fixed deposit, a rental flat and a resort unit on sale and leaseback against one family brief. Fine Acers International is the developer and seller; hotel operators run the resorts. As of October 2026.

Three cousins, one family fund, three plans: a fixed deposit, a rental flat in Pune and a Fine Acers resort unit on sale and leaseback. A narrator scores each plan against the family’s brief.

Who says what.

Arjun
Fixed deposit. Safe, simple, done.
Priya
A flat in Pune. Rent every month, and it’s ours.
Kabir
Or a resort unit with Fine Acers. They lease it back.
Narrator
Arjun’s money would be safe. Just never somewhere you could stay.
Narrator
Priya’s flat would pay rent… and send the repair bills.
Kabir
It’s freehold, in our name. They lease it back, and run it as a resort.
Narrator
Nine percent a year, for five years from full payment. Then a share of the resort’s profits.
On screen
9% a year for five years from full payment; 8% at Wyndham Grand Jaipur Amer. Then your share of the resort-wide 50% profit pool. Written buyback: invested amount + 25% in year five. 25 nights a year.
Narrator
Jawai, in Rajasthan. Udaipur. Jaipur. Goa. And Coorg.
Narrator
All five carry Wyndham’s international hotel brands, like Wyndham Grand and Dolce.
Narrator
And they’ve done this before. Two resorts open in Goa and Pushkar, both sold out. Three more, sold out before opening.
Arjun
They’re still being built.
Kabir
The return starts at full payment, not at opening.
Priya
And we can actually stay there?
Kabir
Twenty-five nights a year.
Arjun
Fine. I’m in.
Priya
Me too.
Narrator
Three plans this morning. One by tonight.

What the film says

The terms behind it.

The five resorts in the film are the resort-unit projects on sale with an approved contractual rate: KAMAH Wellness Resort by Wyndham, Jawai (9% a year); KAMAH Wellness Resort by Wyndham, Coorg (9% a year); Wyndham Grand Jaipur Amer (8% a year); Dolce by Wyndham Udaipur (9% a year); Dolce by Wyndham Goa, Corgao · Mandrem (9% a year).

The contractual return runs for five years from the date of 100% payment, under every payment plan. Returns and the buyback are calculated on the invested amount: the listed price minus the applicable fixed discount. The 5% payment incentive and any prepaid return credit reduce cash payable only.

If the resort is operating during those five years, you receive the higher of the contractual return or your allocated share of the resort-wide 50% operating-profit pool. The two are never added together. After the five-year period, profit sharing alone applies. No contractual return continues.

The contractual buyback is the invested amount plus 25%, five years from full payment, under the unit agreement. It is not an annual rate, a market valuation or an assurance by the hotel brand.

25 nights a year: 20 across the eligible Fine Acers resorts in India and 5 at participating Wyndham group hotels worldwide, subject to the approved booking and transfer conditions.

Wyndham Grand and Dolce by Wyndham are partner hotel brands; KAMAH is a Fine Acers brand in the Trademark Collection by Wyndham. The unit agreement names the operator.

Also on sale, but not in the film: AME by Wyndham, Ashwem, Goa (branded resort units); KAMAH Wellness Farm Villas, Corgao, Goa (villas and freehold land); KAMAH Wellness Farm Villas, Jawai (farm villas); KAMAH Wellness Plots, Paliem (freehold plots).
