  2. Page 02The Fine Acers StoryFine Acers describes itself as a pioneer group in five-star branded hotels, resorts and residences in India. Destinations are developed as places that combine leisure, comfort and lasting value; owning a Fine Acers unit means acquiring a freehold asset that can be held and passed on.
  3. Page 03 · revisedAbout Fine AcersSix hospitality marks across the portfolio (KAMAH and The Ame, Fine Acers brands; Dolce by Wyndham, Wyndham Grand, Regenta by Royal Orchid and Rhythm Hotels, partner marks). 6. Page 06 · revisedA Distinctive ApproachVisionary leadership; global collaboration with renowned hotel brands; a footprint with offices in the UAE, Singapore, the UK and Australia alongside India; end-to-end in-house capabilities; innovation in ownership structures; commitment to excellence; a track record of two operating resorts and sold-out projects; presence in India’s metros through company offices; a portfolio of nine available projects.
  7. Page 07 · revisedTurning Hospitality into a Value EcosystemInvest, earn, enjoy. Owners hold a freehold unit inside a professionally managed resort. For five years from 100% payment a contractual return applies; once the resort operates, the owner receives the higher of that return or their allocated share of the owners’ profit pool, and profit sharing alone thereafter. Owners also enjoy the stay and celebration privileges written into the unit terms.
  8. Page 08 · revisedThe Sale-Lease-Back ModelOwn your unit (freehold title in your name). Lease it back to the resort operator. The operator runs it. For five years from the date of 100% payment, under every payment plan, a contractual return of 8% a year (Jaipur and Pushkar) or 9% a year (other approved resort units) applies on the invested amount; once the resort operates you receive the higher of that return or your allocated profit share, never both; after five years, profit sharing alone. Sell after full payment to an eligible purchaser who takes on the leaseback. The contractual buyback: your invested amount plus 25%, five years from full payment, under the unit agreement. The five-year return period runs from the date of 100% payment, under every payment plan.
  9. Page 09 · revisedOwnership BenefitsA contractual return for five years from 100% payment. A celebration privilege where included in the unit terms: 100 rooms, the banquet hall and the garden for two nights and three days, once. Twenty-five nights a year: twenty across the eligible Fine Acers resorts in India and five at participating Wyndham group hotels worldwide. Four payment plans: 45 days, 90 days, one year, or ten quarterly instalments. Managed ownership: the operator runs the resort under the agreement. A defined exit: the contractual buyback at invested amount plus 25% at five years, or resale to an eligible purchaser. Market value is a market outcome and is not assured; the buyback is the defined exit.
