This website describes projects developed or marketed by Fine Acers International. Nothing on it is an offer, a contract, investment advice or an assurance of any outcome. Any purchase is made only under the written sale, lease and operating agreements for the specific unit, after you have received and considered the current quotation and documents.

Figures and illustrations

The contractual return runs for five years from the date of 100% payment, under every payment plan. If the resort is operating during those five years, you receive the higher of the contractual return or your allocated share of the resort-wide 50% operating-profit pool. The two are never added together. After the five-year period, profit sharing alone applies. No contractual return continues.

Returns and the buyback are calculated on the invested amount: the listed price minus the applicable fixed discount. The 5% payment incentive and any prepaid return credit reduce cash payable only. The contractual buyback is the invested amount plus 25%, five years from full payment, under the unit agreement. It is not an annual rate, a market valuation or an assurance by the hotel brand. Return credited upfront is not paid again as annual income. Your quotation sets out tax deductions, charges and settlement dates.

Illustrations on this site are arithmetic on the approved model and the stated inputs. They are not forecasts of operating performance, profit share, resale value or tax treatment. Prices shown are indicative and dated; written quotations use the approved current price list.

Project information and images

Status, planned opening and availability are indicative on the dates shown and are not contractual possession dates or allocations. Images are labelled as photographs, artist’s impressions, concept visuals or masterplan illustrations. A hotel brand mark describes the affiliation of a specific project; the brand is not a party to your purchase unless the agreement says so.

Privileges and promotions

Stays, celebration privileges and any dated booking promotion are subject to the approved booking, eligibility and transfer conditions. Promotions expire on the stated date in India time and are not extended on this site.

Use of the site

Content is owned by Fine Acers International or used under licence (Natural Earth geometry, OpenStreetMap data, Google Fonts). You may not copy project imagery or documents for commercial purposes without permission.

The unit agreement governs eligibility, allocation, reconciliation of prepaid return and the buyback counterparty. This page is information, not an offer.
