    Profit sharing only.

No contractual return continues after year five. Prepaid years under the 45-day and 90-day plans are credited at the start, not paid again.

The contractual return runs for five years from the date of 100% payment, under every payment plan.

If the resort is operating during those five years, you receive the higher of the contractual return or your allocated share of the resort-wide 50% operating-profit pool. The two are never added together.

After the five-year period, profit sharing alone applies. No contractual return continues.

Returns and the buyback are calculated on the invested amount: the listed price minus the applicable fixed discount. The 5% payment incentive and any prepaid return credit reduce cash payable only.

The calculation base stays clear.

Returns and the buyback are calculated on the invested amount: the listed price minus the applicable fixed discount. The 5% payment incentive and any prepaid return credit reduce cash payable only.

Prepaid means paid once.

The upfront adjustments are approved net percentages, not the annual rate multiplied by the number of years. Return credited upfront is not paid again as annual income. Your quotation sets out tax deductions, charges and settlement dates.

The unit agreement governs eligibility, allocation, reconciliation of prepaid return and the buyback counterparty. This page is information, not an offer. Ask your advisor for the approved project-specific schedule if you require a construction-linked plan.

Annual stays

25 nights a year: 20 across the eligible Fine Acers resorts in India and 5 at participating Wyndham group hotels worldwide, subject to the approved booking and transfer conditions. Not unrestricted use of every hotel worldwide; eligible properties and blackout dates apply. Stays may be transferred under the agreement conditions. The operating property pictured is sold out and not currently for sale.

A celebration

Where included in the approved unit terms: one celebration, once in a lifetime, covering 100 rooms, the banquet hall and the garden for two nights and three days. Catering, travel, décor and the wider event budget are not included. Reselling the privilege does not certainly recover the investment.

Questions

The terms that change the offer.

When does the contractual return start?

Five years from the date of 100% payment, under every payment plan, including ten quarterly instalments. There is no earlier start: not at booking, not after a partial payment, and not when the resort opens.

What happens if the resort opens during those five years?

If the resort is operating during those five years, you receive the higher of the contractual return or your allocated share of the resort-wide 50% operating-profit pool. The two are never added together.

What happens after year five?

After the five-year period, profit sharing alone applies. No contractual return continues. Your share comes from the owners’ half of the resort-wide operating-profit pool, allocated among all unit owners under the agreement.

What is the return calculated on?

Returns and the buyback are calculated on the invested amount: the listed price minus the applicable fixed discount. The 5% payment incentive and any prepaid return credit reduce cash payable only.

Is the prepaid return on the 45-day and 90-day plans paid again each year?

No. Return credited upfront is not paid again as annual income. Your quotation sets out tax deductions, charges and settlement dates. On the 90-day plan the three-year return is either paid upfront or credited, not both; years four and five are then paid annually.

What is the buyback?

The contractual buyback is the invested amount plus 25%, five years from full payment, under the unit agreement. It is not an annual rate, a market valuation or an assurance by the hotel brand. Exercising it ends ownership of that unit, so a buyback and continued income from the same unit are never shown together.

Can I live in my unit or sell it?

Personal use is through the annual stay privilege, not open-ended occupation of the unit. After full payment you may sell to an eligible purchaser at a time you choose; the successor buyer takes on the continuing leaseback arrangement. No immediate buyer or sale price is implied.

Which projects carry which rate?

8% for Jaipur and Pushkar projects; 9% for the other approved resort-unit projects (KAMAH Wellness Resort, Jawai, KAMAH Wellness Resort, Coorg, Dolce Udaipur, Dolce Goa). AME Ashwem is quoted on request. Farm villas and plots have their own terms and are not sold on resort-unit terms.

The unit agreement governs eligibility, allocation, reconciliation of prepaid return and the buyback counterparty. This page is information, not an offer.
