On the Amer approach to Jaipur, a Wyndham Grand resort and branded residences planned around formal gardens and the Aravalli skyline.
Kukas lies on the road between Jaipur and the Amber fort, a setting of heritage architecture, milestone gatherings and easy access to the city. The project pairs a Wyndham Grand hotel with freehold branded residences from studios to presidential suites.
The project is under construction, with opening planned for 2030.

Own the property.
Understand the arrangement.
A branded resort unit combines freehold ownership with a leaseback for professional hospitality operations. You hold title to the unit and the operator manages the resort under the agreement.
This differs from buying a home to occupy yourself or managing a residential letting. The useful comparison is the full arrangement: title, operator responsibilities, income terms, owner privileges, resale conditions and exit provisions.
After full payment, a resale purchaser must take on the required leaseback. Review the unit agreement and your own circumstances with your advisers before choosing a unit.

03 · Income & payment plans
A clear sequence.
A plan that fits.
If the resort is operating during those five years, you receive the higher of the contractual return or your allocated share of the resort-wide 50% operating-profit pool. The two are never added together.
After the five-year period, profit sharing alone applies. No contractual return continues.
Returns and the buyback are calculated on the invested amount: the listed price minus the applicable fixed discount. The 5% payment incentive and any prepaid return credit reduce cash payable only.
45 days
₹9 lakh fixed discount, 5% payment incentive, and five years of contractual return credited against the purchase payment.
90 days
₹9 lakh fixed discount, 5% payment incentive, and three years of contractual return paid or credited upfront (one or the other). Years four and five are paid annually.
One year
₹9 lakh fixed discount, no additional incentive. The contractual return is paid annually once 100% payment is complete.
Ten quarterly instalments
No fixed discount or incentive is stated. The five-year contractual period begins at 100% payment, as under every plan.
Return credited upfront is not paid again as annual income. Your quotation sets out tax deductions, charges and settlement dates.
The contractual buyback is the invested amount plus 25%, five years from full payment, under the unit agreement. It is not an annual rate, a market valuation or an assurance by the hotel brand.

Bring the questions
that matter to you.
- Which specific unit is available, with what title, size and included specification?
- What are the contractual completion and possession dates, separately from the planned resort opening?
- Which company is responsible for the return, leaseback and buyback obligations?
- How are operating profit, the owner pool and your allocation calculated and reported?
- How does a prepaid return reconcile when the property begins operating?
- What taxes, charges, owner privileges and resale steps appear in the written quotation and agreement?
Overseas buyers should also confirm eligibility, payment routing and tax treatment for their own situation.
