For non-resident buyers
Buying a resort unit in India as an NRI: the sequence that works
An NRI or OCI cardholder can generally buy a branded resort unit in India as residential property under FEMA; agricultural land, plantation property and farmhouses are restricted. The sequence that works is eligibility first, then the payment route, then the unit and plan, with KYC and signing completed remotely through a power of attorney if needed. As of October 2026.

Most non-resident purchases stall on order, not on rules. Buyers choose a unit, then discover the product type or the payment route changes what they can do. This page puts the steps in the order the rules impose.
Step one: eligibility by product type, not by project
Under FEMA, NRIs and OCI cardholders may generally acquire residential and commercial property in India. Agricultural land, plantation property and farmhouses are restricted. A branded resort unit is residential property; a wellness farm or a plot may fall on the other side of the line.
The Fine Acers collection holds both kinds. Resort units (KAMAH Wellness Resort, Jawai, KAMAH Wellness Resort, Coorg, Wyndham Grand Jaipur, Dolce Udaipur, Dolce Goa, AME Ashwem) are the products the non-resident guide covers. The farm villas at Jawai and Corgao and the plots at Paliem are land products: each project page states whether non-resident eligibility is confirmed or pending, and that statement governs.
Step two: choose the payment route before the plan
Three routes are used: direct inward remittance, an NRE account, or an NRO account. Principal routed through NRE or by direct remittance generally remains repatriable; NRO funds can be used with repatriation subject to the prevailing ceiling. The route should be settled with your bank before you choose a payment plan, because the plan fixes the dates by which money must land in India.
Income from the unit is credited in India and taxed at source at the applicable non-resident rate; your country of residence then applies its own rules, with any double-taxation credit. Fine Acers does not give tax advice, and this page is orientation, not a substitute for it.
Step three: complete from where you live
KYC completes remotely, payments move through normal banking channels, and signing happens on a visit or through an attested power of attorney prepared in your country of residence. Fine Acers has contact points in Dubai, Singapore, London, Sydney alongside the India offices, so the briefing and the paperwork run in your time zone.
The ownership terms are the same for residents and non-residents: The approved rate for your project applies for five years from full payment, then your share of resort profits. Full ownership terms, qualifiers and the illustration desk are on the ownership page.
Questions this page answers
Can an OCI cardholder buy a farm villa or a plot?
Agricultural land, plantation property and farmhouses are restricted for NRIs and OCI cardholders under FEMA. Each land product page states whether eligibility is confirmed or pending; do not assume a resort-unit answer carries over.
Which payment plan suits a buyer remitting from abroad?
The plan that matches when your funds can land in India: 45 days, 90 days, one year, or ten quarterly instalments. The route (NRE, NRO or direct remittance) decides repatriation; the plan decides the dates. Settle the route with your bank first.
Do I need to travel to India to sign?
Not necessarily. Signing can be done on a visit or through an attested power of attorney prepared in your country of residence; KYC completes remotely.
Is the contractual return different for non-residents?
No. The approved rate for the project, the five-year period from 100% payment and the buyback are the same; only the tax treatment of the income differs, which your adviser confirms.
Where can I talk to someone in my own time zone?
Fine Acers has offices in Dubai (UAE and the Gulf), Singapore (Singapore and Asia-Pacific), London (United Kingdom and Europe), Sydney (Australia and New Zealand) and in Jaipur. The corridor pages for the UAE, Singapore and the UK list each office.
