The four payment plans, explained

Fine Acers offers four payment plans: full payment in 45 days, in 90 days, within one year, or ten quarterly instalments. The plans change the cash you pay now (a ₹9 lakh fixed discount, a 5% incentive, prepaid return credit) and how the five-year contractual return is settled. As of October 2026.

Every plan reaches the same place: a registered freehold unit and five years of contractual return from your 100% payment. They differ in how much cash you put in now and how the return is settled along the way.

The plans, from the register

As recorded in the approved terms:

  • 45 days: full payment within 45 days. ₹9 lakh fixed discount, 5% payment incentive, and five years of contractual return credited against the purchase payment.
  • 90 days: full payment within 90 days. ₹9 lakh fixed discount, 5% payment incentive, and three years of contractual return paid or credited upfront (one or the other). Years four and five are paid annually.
  • One year: complete payment within one year. ₹9 lakh fixed discount, no additional incentive. The contractual return is paid annually once 100% payment is complete.
  • Ten quarterly instalments: ten equal quarterly instalments. No fixed discount or incentive is stated. The five-year contractual period begins at 100% payment, as under every plan.

Two numbers that are not the same

The invested amount, which the return and the buyback are calculated on, is the listed price minus the fixed discount that applies to your plan; the ten-quarterly plan states none. The cash payable under a 45-day or 90-day plan is lower again, by the 5% incentive and any return credited upfront, but that lower cash figure is not the base.

What no plan changes

At the date of 100% payment. The contractual return then runs for five years under every payment plan, including ten quarterly instalments. There is no earlier start: not at booking, not after a partial payment, and not when the resort opens.

Questions this page answers

Which plan gives the lowest cash outlay?

The 45-day plan: the fixed discount, the 5% incentive and five years of contractual return credited against the purchase payment. The illustration desk shows the cash, the invested amount and the buyback for each plan and unit.

Under the 90-day plan, is the three-year return paid or credited?

One or the other, not both: three years of contractual return are paid or credited upfront, and years four and five are paid annually.

Does the ten-quarterly plan carry a discount?

No fixed discount or incentive is stated for it. The five-year contractual period begins at 100% payment, which is after the last instalment.

Does a bigger discount reduce my return?

The fixed discount reduces the invested amount, which is the base for the return and the buyback. The 5% incentive does not: it reduces cash payable only.
