The resort-unit leaseback, explained

In a resort-unit leaseback you hold freehold title and the resort operator runs your unit within its hospitality arrangement. For five years from full payment you receive the project's contractual return; while the resort operates you receive the higher of the contractual return or your profit-pool share, never both. No contractual return continues. As of October 2026.

A leaseback is a sale that gives you the title and a hospitality arrangement that gives the operator the running of the unit. Read the two documents as one.

What you keep

Freehold title is registered in your name. After full payment you may sell to an eligible purchaser at a time you choose; the successor buyer takes on the continuing leaseback arrangement. No immediate buyer or sale price is implied.

Personal use is through the annual stay privilege, not open-ended occupation of the unit. 25 nights a year: 20 at eligible Fine Acers resorts in India and 5 at participating Wyndham hotels; conditions apply.

What the operator does

The unit is operated within the resort’s professionally managed hospitality arrangement; you are not running a rental.

The hospitality arrangement names the companies responsible for operating the resort, the leaseback, reporting, maintenance and owner stays. A hotel brand and the company with a contractual obligation to you may play different roles; the diligence pack shows which is which.

How the money runs

The contractual return runs for five years from the date of 100% payment, under every payment plan. If the resort is operating during those five years, you receive the higher of the contractual return or your allocated share of the resort-wide 50% operating-profit pool. The two are never added together.

After the five-year period, profit sharing alone applies. No contractual return continues. Full ownership terms, qualifiers and the illustration desk are on the ownership page.

Questions this page answers

Is a leaseback the same as a timeshare?

No. You hold freehold title to a specific unit, registered in your name. A timeshare or club membership gives a right to stays, not a title.

Does the leaseback end after five years?

After the five-year period, profit sharing alone applies. No contractual return continues. Ask what the agreement says about the term of the hospitality arrangement itself and read that clause with your counsel.

Can the operator refuse my stays?

Stays are a privilege under the agreement: 25 nights a year: 20 across the eligible Fine Acers resorts in India and 5 at participating Wyndham group hotels worldwide, subject to the approved booking and transfer conditions. Not unrestricted use of every hotel worldwide; eligible properties and blackout dates apply.

What happens to the leaseback if I sell?

After full payment you may sell to an eligible purchaser at a time you choose; the successor buyer takes on the continuing leaseback arrangement. No immediate buyer or sale price is implied.
