The place
Kodlipet sits in the northern reaches of Coorg, where the coffee plantations meet the Western Ghats. The resort plan places studios, executive and premium villas and presidential pool villas along the contours of the estate.
Units are freehold resort units managed within the hospitality arrangement. The project is under construction, with opening planned for December 2029: a long-horizon decision rather than a quick-possession one.

What "wellness resort" means for an owner
The wellness positioning is the operator's product for guests. What you own is defined by the unit agreement, not by the resort's programme: Freehold title is registered in your name. The unit is operated within the resort’s professionally managed hospitality arrangement; you are not running a rental.
